GUIDANCE FOR REAL ESTATE AGENTS SELLING OR RENTING SLV UNITS

Shadow Lake Village is a Condominium Association for Active Adults.

It is not an assisted living facility.

Persons requiring aid with daily living needs, such as a nurse, meals, etc., will not find such aid available here.

 

1.       GENERAL

A.    Age restrictions:  One resident must be at least 55.  Once child at least 18 is permitted.  Maximum of 3 persons in a residence.  No restrictions on children visiting in the summer.

B.     Anyone may own a unit.

C.    Renting:  Minimum of 6 months.

D.    Agent access to Village:  Leave business card at the gatehouse.

E.     Open Houses:  OK for Real Estate agents.  Open house for public not permitted.

F.     Signs are not allowed.

G.    All new homeowners are required to participate in the Direct Debit program to pay their quarterly Association Assessments.  The application form must be returned to the Administration Office with the closing documents.

 

2.       LISTING AGENT RESPONSIBILITIES

A.    Notify SLV office that unit is for sale or rent.

B.     Arrange for Certificate of Occupancy.  Give copy of SLV “Termite Responsibility Letter” to inspector.  Letter is available in SLV office.

C.    If buyer has engineering inspection that shows items that may be owner or SLV responsibility, acquire copy from Selling Agent and request necessary action from Maintenance Department.

D.    If buyer is to get a mortgage and termite report shows termite damage, give a copy of report to Maintenance.

E.     Give Seller’s lawyer’s name and phone number to SLV office.

F.     For Rentals, the SLV “Addendum to Lease” must be signed by the homeowners and tenants and returned to the SLV Administration Office along with a $250 Administration Fee.

 

3.       SELLING AGENT RESPONSIBIITIES

A.    Return the “Addendum to Contract”, signed by the Buyer, to the Administration Office.

B.     Give engineering inspection report to the Listing Agent if owner or SLV responsibility is involved.

C.    Give Buyer’s termite inspection report to Listing Agent if damage is noted.

D.    Give Buyer’s lawyer’s name and phone number to SLV office.  Call JGS Insurance, 732-834-9800, to acquire SLV’s insurance certificate if mortgage is involved.

 

4.       WENTWORTH RESALE DIVISION

A.    A Resale Certificate must be obtained from the Wentworth Resale Department prior to closing on the unit.  To order a certificate, call 1-800-222-7569 or fax a request to 1-610-650-1811.

B.     The Resale Certificate lists the account status of the unit as well as fees due from Buyer at time of closing.

 

5.      ADMINISTRATION OFFICE

A.    The Seller’s Security Deposit is returned after the closing papers are received.  Sellers are advised to submit a forwarding address to the Administration Office.

B.     New owners and tenants are required to come to the Administration Office to receive a Welcome Packet containing pertinent information (inc. parking and garbage removal info, an SLV map, Architectural Control and Landscape Forms and Guidelines, the SLV Resident Directory) and the Yellow Form needed to obtain an SLV ID, Single Resident Guest Card, Parking Decal, and Automatic Gate Pass Opener.  The office window is open Mon – Fri. 9 AM – 1 PM.  Please call 732-842-9580 to arrange an appointment after 1 PM.

C.    All prospective residents are invited and encouraged to meet with an Association representative to review Rules and Regulations and go over any questions they might have.  Call 732-842-9580 to make an appointment.

 

 

 

 

POTENTIAL SHADOW LAKE RESIDENTS SHOULD ALSO BE AWARE OF THE FOLLOWING:

 

Vehicles:   All vehicles must have adequate noise suppression.  Recreational vehicles (campers, house trailers, etc.) and commercial vehicles cannot park in the Village without special permission from the Security staff (three week maximum).

 

Guests:            Residents are responsible for their guests’ behavior and activities while they are in the

                        Village.

 

Building Use:  Each unit and associated garages shall be used only as a private residential dwelling and

                        for not other purpose.

 

Insurance: Residents must purchase adequate insurance coverage to protect themselves against

                        liability or loss to their own property.

 

Sales:              Garage, estate, or real estate sales involving open access to the Village by non-residents are

                        not allowed.
